Preview failing - blank screens and error messages on pdf

I am having a problem with preview and the viewing the PDF files. When I open it and view the pages for the first time, they appear fine but when I re-open the same file it's a blank screen. This is happening in Xero also as well as when I print to pdf on ATO online services. Also having several error messages with preview in general when I go to open an email attachment or a pdf file in general.

Software is up to date and the last thread was over a year ago so where is the update Apple? Are you going to do something about it?
